Pasch Companies passed a major hurdle last evening, as the Conewago Township Board of Supervisors voted unanimously to grant conditional use approval to the Freedom Square master plan development. The project has been a vision of Tim Pasch’s, owner of Pasch Companies, for years.

“We are very excited to bring Freedom Square to York County. It’s going to be such a wonderful place for people to raise their families. Walking and biking trails, baseball and soccer fields, a community center, parks, open space—it’s all part of this town-center experience,” says Pasch.

Implemented over several phases, Freedom Square will offer more than 2,400 combined residential units including 416 garden apartments, 120 urban apartments, 325 townhomes, 742 single family homes, and 296 active adult homes. The project also includes 350 senior apartments and a 15-acre senior memory care facility with 180 beds.

“We recognized the need for diverse housing options that can accommodate both the growing population as well as the needs of our seniors in York County,” adds Pasch. “Freedom Square meets those needs while also adding a positive economic impact with the creation of both temporary and permanent jobs in York County.”

In addition to its residential components, Freedom Square is also expected to include two hotels with a combined 280 rooms, a total of 37,800 square feet for retail space, 57,300 square feet allocated for restaurants, 136,800 square feet for professional and business offices, more than 175,000 square feet for light manufacturing, and a 76,500 square foot shopping center.

Almost fifty percent of the 460-acre project will be dedicated to greenspace, and improvements to the central stream corridor that runs throughout the site will offer an enhanced outdoor experience along a natural resource. Pasch Companies plans to invest nearly seven-million dollars to create outdoor recreation areas including parks, open space, walking and bike trails, baseball and soccer fields, and a community center.

As the result of the development, an estimated 4,939 temporary construction jobs will be supported, and at full build-out, Freedom Square is expected to create nearly 1,583 new, permanent jobs. In addition to the job opportunities, the community is expected to bring in an estimated $21.2 million in annual property tax revenue at full build-out.

Approximately eight-thousand Pennsylvanians call Conewago Township home. As most economic activity happens near I-83, Freedom Square’s strategic location will attract new businesses and residents who will be able to enjoy easy access to major metropolitan areas, while experiencing the serenity of country living.

Phase one of Freedom Square, which includes infrastructure improvements, and the development of single-family and active adult homes is on target to begin in 2023. Planned infrastructure improvements include enhancements to existing roadways, construction of new roads, and a roundabout at the entrance to the site on Canal Road. PennDOT is also exploring a potential new exit along Canal Road from Route 83, which would directly enhance the efficiency of the existing traffic flow in and around the area.

“This will be a vibrant community where families can grow together while enjoying convenient access to restaurants, stores, and parks. We are excited to bring Freedom Square to life for York County, and to cross this final hurdle,” says Pasch.

Next Steps for Pasch Companies

With Greg stepping down to enjoy retirement, Pasch Companies is looking for someone to fill his shoes. That person will be detail-oriented and will oversee the company’s financial records and accounts and will be responsible for maintaining all procedures and controls related to the company’s financial accounts.

Duties to Include:

  • Finance and real estate analytics required.
  • Applicant must have excellent organizational skills, be detailed and diligent in intercompany matters.
  • Reports directly to the owner/president.
  • Oversee all accounting cycle operations, assist with daily functions in the A/R and A/P departments.
  • Assist staff with spreadsheets and general ledger balances.
  • Cash flow reports and projections; maintain weekly cash flow reports.
  • Maintain cost accounting and reports for all ongoing and completed jobs.
  • Must maintain all capitalized assets and related depreciation schedules with assistance from external CPA firm.
  • Responsible for WIP reporting and general ledgers for all companies.
  • All employee time cards, payroll, weekly, Federal, state quarterly, and annual reports including W-2 reports well as 401k payments and reports and 1099 reporting.
  • Maintain and create all financial payments, reports for all notes, mortgages, etc. for all entities.
  • Responsible for all current insurance programs for ongoing projects and businesses.
  • Coordinate all annual accounting for tax preparation by CPA firm at year-end for all entities.
  • Will be responsible for preparing projections for future projects including capital needs, investor returns, and cash flow waterfalls.
  • Must maintain all company internet/website passwords in an orderly manner and make them available to the owner.

According to CPBJ, “the evolving pandemic, along with issues with supply chains, soaring prices and work force” have created challenges for those in construction and real estate. The publication credits the leadership of its top 30 companies for navigating these unfamiliar times with tenacity and agility, allowing them to continue to “shape our communities and influence our quality of life.”

Pasch Company History

Tim Pasch founded Pasch Companies in 1990 and has since grown the company into a full-service commercial and residential real estate investment and development company, developing several million square feet of real estate, with a combined total sale of more than $500 million.

Freedom Square

In the midst of the pandemic, Tim kept his sites set on a project that has been years in the making—Freedom Square. The master planned community in Conewago Township, York County, encompasses a town-center experience which includes both residential and commercial development programs with extensive outdoor recreational amenities.

As a result of the development, an estimated 4,939 temporary construction jobs will be supported, and at full-build-out, Freedom Square is expected to create nearly 1,583 new, permanent jobs. Bentley Farms Event Venue

In conjunction with the work underway for Freedom Square, Tim is also launching another massive project which promises to deliver York’s most exciting and newest event venue for weddings, corporate events, and other special celebrations.

York County’s hidden gem centers around an 1820’s farmhouse and barn which is being restored to its original, rustic beauty. Surrounded by 12-acres of rich, landscaped gardens and grounds, a picturesque pond and bridge, natural stone fireplaces and more, York’s most anticipated event venue boasts indoor and outdoor space that can accommodate up to 300 guests. On site accommodations, a bridal suite, and groom’s quarters round out this space that will be a place for fairytale weddings and happy memories.

Tours are underway now and the site is set for its first event in October of 2022.

Other Recent Projects

Other notable projects for Pasch Companies include Market Street Commons, a mixed-use development with townhomes, retail, a hotel, and convenience store; Lincoln Pines, a luxury townhome community in East York; and the Paddock, an active 55+ lifestyle community.

Construction and Real Estate Power 30 List

Tim is extremely humbled to be recognized by Central Penn Business Journal and says the credit should also go to the amazing team that surrounds him and who supports the company’s efforts. “Without the entire team, we wouldn’t be able to talk about all these amazing projects that will have such an incredible impact on our community. I am blessed to have employees with such great work ethic, wonderful values, and who I consider family.

When asked about his success by CPBJ, Tim also credited his parents for his success today. “My father, Ken Pasch, was an amazing man and my best friend. I watched how hard both he and my mom worked to raise eight children. They taught us so many great values, to be independent, and to follow our Lord. We know ‘who you become is infinitely more important than what you do or what you have’.”

When asked by Central Penn Business Journal what advice he would have for young people entering his field, he had this to say:

“I learned this a long time ago and it helps me every day. It requires zero talent, and yet it will get you to where you want to be in life—be on time, be prepared, have a great work ethic and attitude, and put forth maximum effort—those characteristics can take you anywhere.”
